120 Aldersgate Street
London EC1

120 Aldersgate Street was initially acquired as a 1970's British Telecom building with a planning consent to convert 26,000 sq ft into a hotel.

After detailed consultation a further planning consent was secured for 47,000 sq ft of speculative offices over 9 floors.

A pre let for 50% of the space was secured prior to the commencement of the build contract.

Under tight budgetary contraints the scheme was built out and the remaining space let on long term leases to tenants including Skanska, Valtech, Reuters, Convergys Solutions Inc.

The sale of this property completed in March 2014 to Legal and General for just under 26m.
